Byt se nachází ve druhém patře činžovního domu, typického pro výstavbu starého Žižkova – bez výtahu. Byt má skvělou polohu přímo u kostela sv. Prokopa a výbornou dostupnost do centra i okolí. Pouhých 50 metrů od domu je tramvajová zastávka linek číslo 5, 9, 15 a 26 + zde jezdí dvě noční tramvaje. Na Hlavní nádraží jsou to dvě stanice tramvají, na Václavské náměstí čtyři stanice, do samotného centra se dá dojít i pěšky a na nejbližší metro jsou to také dvě stanice. Byt má vysoké stropy a v létě dobře izoluje teplo, i když je orientován na jih. Topení je řešeno elektrickými přímotopy a teplou vodu ohřívá elektrický bojler (veškeré poplatky a energie jsou již zahrnuty v ceně).Byt tvoří hlavní pokoj s postelí (140x200 cm), rozkládacím gaučem, pracovním stolem, stolkem a skříní. Kuchyň je plně vybavena pro každodenní vaření, je zde varná deska, trouba, mikrovlnná trouba, lednice (bez mrazáku), varná konvice a jídelní stůl se židlemi. V koupelně najdete malou vanu (120x70 cm), pračku a umyvadlo. WC je samostatné, umístěné na konci vstupní chodby.V okolí nemovitosti je vše, co potřebujete: fitness, lékárny, kavárny, restaurace, fast foody, obchody s potravinami, v pěší vzdálenosti je supermarket Lidl a Albert, a pouhé dvě stanice tramvají se nachází obchodní centrum Flora. V blízkém hotelu Olšanka je plavecký bazén a nejrůznější sportovní aktivity od pilates po badminton. Pro procházky lze využít park Parukářka, památník Vítkov či Riegrovy sady – park s fantastickým výhledem na Pražský hrad a zahradními restauracemi. Budoucí nájemník by měl vzít na vědomí, že před domem jezdí tramvaje, což může být pro lidi s citlivějším spaním problém, přestože původní špaletová okna většinu hluku z ulice skvěle tlumí.
The apartment is located on the second floor of a traditional apartment building, typical of old Žižkov architecture – without an elevator. The flat boasts an excellent location right next to St. Procopius Church with superb accessibility to the city centre and surrounding areas. A tram stop is just 50 meters from the building, serving lines 5, 9, 15, and 26, plus two night trams. It is just two tram stops to Prague Main Railway Station (Hlavní nádraží), four stops to Wenceslas Square, and two stops to the nearest metro station. The city centre is also easily reachable on foot. The apartment features high ceilings and remains pleasantly cool in the summer, despite its southern orientation. Heating is provided by electric heaters and hot water by an electric boiler (all utilities and internet are already included in the price).The property consists of a main bedroom/living room with a double bed (140x200 cm), a sofa bed, a work desk, a coffee table, and a wardrobe. The kitchen is fully equipped for everyday cooking, featuring a hob, oven, microwave, fridge (without a freezer), kettle, and a dining table with chairs. The bathroom is equipped with a small bathtub (120x70 cm), a washing machine, and a sink. The toilet is separate, located at the end of the entrance hallway.In the immediate vicinity, you will find everything you need: fitness centres, pharmacies, cafes, restaurants, fast food options, and grocery stores. Supermarkets Lidl and Albert are within walking distance, and the Flora shopping mall is just two tram stops away. The nearby Hotel Olšanka offers a swimming pool and various sports activities from pilates to badminton. For walks, you can enjoy Parukářka park, the Vítkov Monument, or Riegrovy Sady – a park famous for its beer gardens and fantastic views of Prague Castle.
