Flatio's service was great! I had questions and they were answered very quickly. I don't know if you can do anything about bad landlords but you may consider reviewing their track records with tenants.

My biggest pain point was the payment process. Having an immediate payment option with an extra fee deters from using such option. While bank transfer is ok, when using Revolut (a popular banking service) the recepient was marked as suspicious. I still went through it and it got transfered as expected, but it definitely makes a person be more nervous during the process.
I do appreciate the flexibility when the due date has passed, but the payment hasn't been registered yet.

The contract should be in the local language, in that case, in Portuguese. Otherwise, it is not helpful when we try to use it as a document. Also, the contract should have some kind of digital signature.
