There are many reasons why a tenant might pay late. However, they are contractually obligated to make each payment in full and on time.

If the payment is not paid within 7 days of its due date, you can terminate the lease agreement with a three-day notice period (however, the tenant will continue to stay at the property for the duration of the time they have already pre-paid; read more about that here).
